We are pleased to share another successful planning outcome for a rural client, securing planning permission for the change of use of agricultural land to mixed agricultural and equestrian use, including the addition of a new riding arena.

Projects involving equestrian development often require careful consideration of both planning policy and the practical day-to-day use of the land.

In this case, the aim was to create a functional and well-designed space that supported both agricultural operations and private equestrian use, while remaining appropriate to its rural setting.

The proposal included the formal change of use of the land, together with a new all-weather riding arena designed to integrate sympathetically within the surrounding landscape.

Careful attention was given to layout, access, visibility, and the overall impact on the countryside setting to ensure the proposal met local planning requirements.

By taking a clear and pragmatic approach from the outset, the application was able to address potential concerns early and present a strong case for approval.

Securing planning permission for equestrian development can often feel complex, particularly in rural locations where planning policies can be more restrictive.

Early advice and a well-prepared application can make all the difference.

At Sullivan Architectural, we regularly assist clients with equestrian facilities, agricultural buildings, barn conversions, and rural development projects across Monmouthshire, Herefordshire and Gloucestershire

If you are considering an equestrian project and would like advice on planning permission, we would be happy to help.
